The Situation

Rising along the banks of the Mississippi River in the blues music mecca of Memphis, The Landing at One Beale is a 5-story, mixed-use building with 232 residential units. To help protect the building’s owners and future residents from the impact of moisture intrusion and mold, the general contractor Construction Enterprises Inc. (CEI) chose the Henry Fortifiber 1-2-3 Moisture Control System.

The Solution

As a specialist in complex, multi-family construction projects, the Franklin, Tennessee based contractor has built more than 25,000 units across the U.S. “We learned long ago that Class A weatherization is as important as our Class A interior finishes,” explains CEI project manager Ben Thompson. “Doing it right the first time is always less expensive than fixing a leak later, both in terms of call-backs for the contractor and lost revenue for the building owner.”

To that end, CEI has used the Fortifiber 1-2-3 Moisture Control System with much success on several previous projects. Thompson notes that “for many projects we conduct pressurized window testing with a spray rig on the exterior and a vacuum chamber on the interior to test for leaks. Henry’s system always holds up.”
